Letter to Members – August 25, 2026

Members,

During the Board meeting held on August 22, the Board voted on several items that we wish to communicate to you.

New Board Member
We thank Jeff Dong for his service on the Board. The Board has released him from his position and has appointed Bryan Burnham to complete the remainder of his term, which concludes in June 2027. Bryan addressed the membership during the Annual Meeting as a candidate, and we are pleased to welcome him to the Board.

Annual Assessment
At the June Board meeting, a motion passed to increase the annual assessment to $1,200. Several Board members requested that the matter be revisited. A new motion has now passed to increase the annual assessment to $800 for five years, after which it will return to $400. The additional fees will go to improve the roads in the HOA and allow new cul-de-sacs to be cut in when required. The improvements will result in better roads and lower road maintenance costs .

Weed Control and CCR Compliance
The HOA is actively treating the common areas for noxious weeds. These efforts only succeed if individual lots are maintained to the same standard. Several properties currently have thistles and other invasive weeds that spread quickly and undermine the work being done in the shared spaces.

The CCRs (Section II, D.) states: “Owners of occupied or unoccupied lots shall at all times keep and maintain their property in an orderly manner…” We ask each member to inspect and treat their lot and park strip so that weeds are removed before they seed or spread. Consistent maintenance across all properties is the only way to prevent recurring infestations. Building Applications
The Building Application, Exhibit A and the new Shed Building Application will be moved into the Rules Manual at the advice of our attorney.
