Proposal for a One-Time Road Paving Assessment Sweetwater Golf Course HOA

The Board has voted, by majority, to implement a one-time special assessment for all lots and homes within the Sweetwater Golf Course HOA. The purpose of this assessment is to fund the paving of all HOA roads. This project will include surveying, road repairs, surface preparation, widening where necessary, and the installation of appropriate water‑management features.

Assessment Amount and Due Date
The special assessment is $3,200 per lot or home, due August 30, 2026. This amount is in addition to the regular annual assessment of $400.

Board members are available by phone (numbers listed on the HOA website), but written communication is preferred so concerns can be documented.

Special Circumstances

· Members who have previously paved their own cul-de-sacs will owe only the difference between their documented paving cost and the $3,200 assessment.

· Members whose properties are located on paved county roads are responsible for the full assessment.

· Members on HOA roads that are already paved are responsible for the full assessment.

· Members who live on Sweetwater Parkway are also responsible for the full assessment, even though your street will not be included in this paving.

HOA boards cannot exempt homeowners who do not directly benefit from a specific amenity.  Everyone is liable for the maintenance of shared assets.
